Had a little gem from my builder regarding money owed and transfer of title deeds. They want their money by year end or else the following will apply:



"We would now like to inform you that if your outstanding balances are not closed by 31.12.2008 we will be charging interest at 14% per annum"



However, I have not yet had confirmation from my Advocate that PTP has been granted. I understand, from the builders only, that PTP has been granted to others on the site. I was in Cyprus in September and told by the Advocates office that it is in the final stages and they will let me know when it comes through.



SO - as I have not heard anything what is my position?? I have e-mailed Advocate today but no reply so far. I should apparently have had an e-mail on 23rd November from the builders which I did not receive. Any suggestions?? And what is this 14% interest they are talking about - not been a good month so excuse me if I'm being thick about this!

If you do not know your PTP application number, ask your advocate for it then email it to info@trncproperty.eu and ask them what the status of the application is. You should get an answer in a few days. The application number is in the format 123/2008, i.e. a number followed by the year of application. Good luck

If you have the PTP application number, you can also phone the office direct. See other threads on this BB for phone number.

Thanks for your responses, my advocate has told me not to worry - now I am!!

She will speak to the builders - fingers crossed. Thanks also for the info regarding how to find out about the status. I shall contact the office directly once I get the application number.

i have been having the same problem with my developer, my lawyer says thats its against the law, your builder should give you a fatura from the KDV office with the correct amount to be paid, and only then do you make your payment, my lawyer suggest that you pay through your bank via bank transfer to the builders bank stating the fatura no:

as with PTP the above if is good.

Enquired about my PTP at 4.45pm yesterday by mail, and recieved a mail back at 08.40am this morning. Not bad !!

Thanks for the number Cooper, I shall give them a ring when I get my application number from my advocate. I had forgotten about the fatura from the builder, thanks for the reminder. Another hurdle almost cleared??!! If its correct that my application is in its final stages then it will have taken just 14 months from the time my advocate received the papers from the TRNC Consulate in London - must admit I expected to have to wait longer.... Not that I lack faith in the systems in TRNC you understand!

No girne 29 they are not saying that. Maybe my post was confusing, sorry. They confirmed that the deeds are ready for transfer when I was over in September. I have now had confirmation from the PTP office that it has been approved. Told by the advocate that this now needs to be lodged at the land registry in Kyrenia and then we can proceed with the transfer.

We bought a property in 2003. Still waiting for PTBPTP to come through and everything to be sorted. No builders involved. People used to tell us "this is Cyprus". Now they don't bother anymore. Thought 2009 would be the year!!

Morning Ricky, I bought my house in May 2006, first applied for PTP in October 2006 when I had got the necessary stamps and signatures done in the UK, but the papers went on a postal walkabout and finally got to my Solicitors in TRNC by mid 2007. I don't live in the UK so had to rely on the post to get things backwards and forwards. Got my PTP 24th December 2008. From what others have said I know I am one of the lucky ones but hope you get your confirmation shortly. Good luck!

we were given ours 24th december 2007.

maybe there is something in that, maybe not?

if things are still going at the same speed your kochan will be in your hand about march/april time.

Certainly was fire starter and not one I expected to receive quite so soon!

My Advocate has just confirmed she has had everything calculated with the land registry office folk and my pennies are winging their way to Cyprus as I type. Kochan in hand in the not too distant future with any luck.... All in all my purchase has been very painless and a very smooth ride which I know is not the norm in TRNC but goes to show it does happen

My PTP is about to come through shortly (hopefully before the end of March), if I pay the tax, do I then get the deeds transferred to me? I then hope to sell my apartment, so is it necessary pay out the KDV to get my Kocan? I still don't quite understand it all.

Stella, -you will need to pay the KDV plus the transfer tax to get your kocan. The vendor will need to pay capital gains tax if he is a professional or semi professional seller. You can't pay the transfer tax until you have your PTP and the vendor must also pay his taxes before transfer can take place. He also has to be ready and willing to transfer the kocan to you.

Hi Sibel,

Yes, but what I am asking is, once I have my PTP granted, can I just pay the transfer tax to get it, and get my Kocan at a later date (or not at all if I am selling)or do I have to get it all together. There is no problem from the vendor as it is an apartment complex where a lot of people have already got their kocan's.
