before i start trolling round architects and builders , would anyone have ideas on price per sq mtr on good standard villa around 300 sq mtrs , plus add costs to be aware of , appreciate any replies .

Hi it all depends on spec. if you need average marble, vitra tiles, posh wc & shower, pvc double glazed windows & doors, argon glass, comfort glass, bricks ytong or normal ones, central heating, underfloor heating or central heating and cooling unit VRF. Kitchen quality: baloon press, lake, mdf, etc, gratite, chimstone, wood, And there is lot more



Off course elevation of the plot, the earth hardness, how far is electric transformer, how far is water connection and lot more.



And the most important is who is your builder, sometimes they give prices and whaterver you ask is extra.

that company might look cheap but then it comes more than other ones.

Architects: depending on your style. Or do you know what you want.

We can give lots of ideas considering cypriot weather conditions.

Speak to Celal at Ersem Trading - 0533-8602754. He speaks excellent English, is very helpful and will know the up to date prices for various levels of quality. Ersem are a builders merchants on the main Lapta-Alsancak road, diagonally opposite the Starling supermarket.

A word to the wise, be there while the villa is being built, agree on everything up front, have it written in a contract in both Turkish and English by an attorney you trust, with staged payments, look and talk to others who have bought from the builder, never give any monies more than called for and get all receipts. Match monies with work completion.



We did not do this, and ended up paying again, and again for things we had already paid for.

For what it is worth my opinion is buy something already built with water and electric in place, kocan in the name of the owners and you can save yourself a lot of grief in the future.

p.s. We have had no problems with our build as was 95% complete when we bought and had no problem getting the kocan.

He spent 20yrs living in ohio america where he had a construction company, he speaks excellent english and is cypriot.

Has built top quality villas in belapaise ,alsancak ,block apartments and huge 4000sq mtr villa in Nicosia all of which can be inspected.He is totally honest and 100% reliable.

I am a heating plumbing engineer and installed underfloor heating on 3 of his villas and would be happy to give you advice and a quote which i garantee you wont beat for underfloor htg using top quality uk materials

I am suprised no one else has said it but the first thing is to establish title to the land. You will probably only be able to get TRNC title (which for political reasons cannot be 100% secure) but apart from that make sure the person who is selling has the right to do so and it isnt mortgaged.



If you have aggro over the title it doesnt matter what you build over it, you will have trouble.



There are good builders - ask to see something they have built and if you can talk to the owners.



Just as in England - dont pay all up front. Have a secure contract with stage payments and if you pay in advance for materials make sure you or someone you can trust checks them on delivery.



AS message 3 depends on what standard and size you want. Also ground conditions can add cost (NOT too near a ravine) and distance utility services hav to come.



Permits etc also come expensive.

buy some headache pills and an extra liver from the butcher

and a seat belt ,cause your going to be in one hell of a ride.

buy a built one and do your homework first
