Yigor Property Developments Ltd is fairly new to the property scene in North Cyprus, and Chelsey Village is their major project. Yigor Properties are proud of their modern building techniques and materials, and also of their sympathetic approach to the environment. Their gardens have been designed by the Green Garden Company, and they do not cut down any olive trees in an attempt to preserve the natural greenery of their sites. The company not only has a UK office but also a representative in Russia, indicating where they believe their main investor markets must be.
The Chelsey Village is a community of apartments and villas on an elevated site near the farming town of Arapkoy, just ten minutes drive from Kyrenia. The site overlooks the Mediterranean Sea to the north and is backed by the impressive Kyrenia Mountains to the south.
The North Cyprus apartments and villas at Chelsey Village are arranged over a hillside side in an S-shaped pattern reminiscent of traditional hillside villages. Certainly, it has more the feel of a true village than the introspective layouts of other Northern Cyprus property developments. Naming the streets after Chelsea London roads may, however, be a step too far; certainly this Fulham Road will be a lot quieter than the original in the UK - and cheaper!
The names of the apartments are rather hippy 1960s, with Emerald villas, Rainbow apartments and Skyblue semi-detached villas to choose from.
The three bedroom, four bathroom Emerald villas have a reassuringly solid feel, with stone clad arches and chimney, and traditional red tiled roof. In keeping with the green policy of the developers, the Emerald villas at Chelsey Village have solar panel heating, fireplace and bbq area, and unusually as a standard, central heating.
The Skyblue villas are more compact, with open plan living space on the ground floor, bedrooms and bathrooms on the first floor, plus a roof terrace. The Chelsey apartments are well designed for those who like the living and sleeping areas defined, with the bedrooms at the back of the apartment, and the living areas near the terrace and balcony at the front. The one bedroom Cobalt apartments are probably the lowest-priced new builds in North Cyprus, with prices starting from just £26,900 but with a living space of just 42sqm, they are small.
The facilities and amenities at Chelsey Village include three swimming pools, mini market, restaurant and security. Sports facilities include a tennis, basketball and volleyball courts, mini football pitch and a gymnasium.
Since the Chelsey Village is actually surrounded by local homes, Yigor Properties promote the ideal of integrating into the community, quote, "Surrounded by traditional, local homes, the Village location enables the community to adapt quickly to the local way of life, learn traditions, absorb the culture, make friends and even improve your Turkish!" Such a sales point is probably unique amongst the property sites we have reviewed, and we are delighted that finally a developer is promoting the real Turkish-speaking country beyond the electric gates!
Potential North Cyprus property investors will also be pleased that the Chelsey Village has both a property maintenance office and letting and management office on site, as well as 24/7 security.
Chelsey Village is also within easy reach of some good local beaches, such as the lively Acapulco Beach, Alagadi Turtle Beach and Vogue Beach, just five minutes drive to the east. Ercan airport is a 35 minute drive away.
