The Bafra region has been designated an area for tourist expansion by the North Cyprus government, and it is certainly expanding rapidly! Since the development of the new five star Artemis Resort and casino, plus some fourteen other high class hotels, investment property developments have been springing up like mushrooms all over Bafra, Northern Cyprus. Within easy reach of both the beautiful Karpaz Peninsula beaches and the pretty harbour town of Kyrenia, Bafra is probably THE property hot spot in all of North Cyprus. The construction of a new 300 berth marina just 20 minutes drive away will only make this area more desirable in the future.
Imperial Park, from Kensington Development Group, is certainly one of the largest developments, with 648 apartments planned for a 68,000 sqm site, set back 900 metres from the sea. The properties themselves only take up approximately 30% of the development site area, leaving a generous 60% for landscaped gardens and ample parking.
The Imperial Park apartments are all slightly different from one another thanks to slight differences in layout, terraces and balconies. Each apartment features a fully fitted kitchen with white goods included, plus internet wi-fi and satellite tv ready for connection. The two bedroom, two bathroom apartments vary in floor area from 65sqm to 104sqm, all master bedrooms are ensuite, and with an open plan living space, leading onto a balcony.
The first phase release of apartments include 36 pool-facing apartments, and 48 non-pool facing apartments. Those who really want their own private pool should rush to snap up the one and only ground floor apartment currently with a 6m by 3m private swimming pool, or hurry to reserve the eight ground floor apartments that can accommodate a private pool if you wish. Alternatively, you might prefer to face the sea, to the east, in which case there are currently sixteen such apartments to choose from.
There are only 21 penthouses to choose from in this first phase, each with the option of a jacuzzi on the roof terrace, so those who like to sit and enjoy the bubbles under the stars will need to reserve their apartment quickly!
The Imperial Park site includes all the amenities you come to expect from a quality North Cyprus development, including a gym club, 1000sqm swimming pool, Turkish bath and sauna, and theatre/television room. No doubt the central courtyard and its waterfall feature will be a popular place to meet on warm summer evenings.
Imperial Park will have its own restaurant and bar set out over two floors and with a roof terrace too, capable of serving 500 covers, an impressive number. If you wish to cook for yourself, there is a mini market for those essential supplies, or indulge in a new look at a hairdressers, rinse out that bikini at the laundry or send snug postcards to friends and family from the onsite post box!
The imposing front entrance arch houses a management and security office, so investment property buyers can rest assured that their property can be let with minimal fuss during their absence.
The Phase I apartments surround the main circular swimming pool area, but the development will grow to include apartments around the outside of this initial ring of apartments. Certainly, if you want to be in the centre of things at Imperial park, the time to reserve your pool-side property is now.
There is no doubt that Imperial Park will become a major feature on the Bafra landscape, but with building starting in July 2008 and finishing 2011, this is not an investment for those wishing to enjoy the North Cyprus sunshine immediately. Long-term property investors should also consider the growing number of hotel beds already available in the area, and the presence of no less than six major resort developments on this coastline at Bafra, all with easier access to the sea than Imperial Park...
Apartments are available from Kensington Development Group, plus selected estate agents, whose web sites are listed above. A money back guarantee is offered if construction work has not started by July 2008, which suggests a little uncertainty over planning and other permissions, and at least two agents has recently removed the development from their books.
